		<description>In Wisconsin, where I practice landlord-tenant law it is far easier to evict for failure to pay rent then breaches of lease other than non-payment of rent.  Tenants want to fight you on breaches other than non-payment of rent.  Your advice is good --- oursue the failure to pay rent breach it is far easier</description>

Usually these renters can be rejected at application time if proper screening is done during their application phase.  I&#039;m certain you would have preferred they had never moved in in the first place, even if it meant an extra week or two of vacancy.

These situations do not automatically correct themselves over time.  Statistics will prove that it&#039;s probably 100% of these type of cases which will escalate to be even worse which will mean more attorney&#039;s fees, more damage to the property, and very likely more time going without a rent payment.

Get them out right away.</description>
