		<description>I hadn&#039;t realized it hadn&#039;t been open for awhile. I started working with section 8 tenants back in 2002.  I always was able to find a lot of this through this site www.housinglink.org   I just faxed a 1 page form that got me on the VLR-Vacany Listing Report which got me calls on my property. I&#039;ve learned a lot from HRA and Section 8 over the years. One thing I did like is that the payment always came in on time, always, with 2 acceptions:

1. When they first move in, if you don&#039;t get all of that paperwork in by the 2 week deadline prior to starting the lease, then it can be delayed or not paid.
2. If that annual inspection date sneaks up on your and your contractor or handyperson is busy and they take time.
For example you get your annual inspection, they will find tons and tons of problems that&#039;s their job, oh and small problems, #1 for me with every tenant, every property was screens, screens, then outlet covers, really little stuff.  Also after they come up with that list, get it to your handyperson ASAP, get it fixed right away and get them back out to pass it, you don&#039;t want to get this done too late, or your next payment will be delayed, skipped, or partially missing.

Another thing to look for is I noticed in some counties out north the difference in the voucher amount can really drop fast.  If I were to do it all over again, from what I have learned, I would have rented out multi-units and duplexes to section 8 where the numbers made sense, and not on single family.</description>
