Comments on: Section 8 or not Section 8?

The value of the property is not dependent upon it being or not being Section 8. If that section 8 tenant left tomorrow, it would be simply a house (or mult-family property). Appreciation is dependent upon the area it is located in, type of property (single family, duplex), market conditions, and property conditions.

How about the ability of a section 8 home to actually appreciate? Do these places experience any appreciation, or do they stay around the same value over time?

I agree that keeping your properties in good shape actually helps rent them faster and generally the tenants will keep them better maintained.

I only own a couple of investment properties, one of which I rented "Section 8". I had a great experience with the tenant and the program in general. I admit being hesitant at first but it worked out well. I keep my properties in good shape which I think helps the process. It seems to me the tenants are motivated to maintain the property and pay on time or they will lose there aid. This tenant no longer receives assistance through the program and now pays the full rent on her own. She has been there over 5 years.
