Setting up multiple potential tenants to see the property at the same time has worked great for me over the years. When I first got into the business I would schedule appointments at times that were convenient for my applicants. I realized after being stood up a few times what a waste of my time that was. I started holding "open houses" once a week. I'd advertise that I would be available between 1:00 and 3:00 to show the property on Saturday and I'd require people to let me know when they were coming. Typically I'd schedule 10 or so showings and right before I left for the appointment I would post one last ad on craigslist saying I was going to be there. This method has worked for me everytime. Usually multiple people would show up at the same time and see that there was lots of competition for the house or condo which prompted then to fill out an application on the spot. Typically I would have multiple people filling out applications at the same time.

By the way, I've also used your MCCGRP group for evictions and they are a good, reasonably priced option.

Great advice! I'm purchasing my first investment property and am both excited and apprehensive. I'll be sure to learn from your lead. Who do you use for your screening and eviction services?

Thanks.
