		<description>Yea, I would probably think differently in a 4plex or larger but my sole property is a single family home with a deck and swingset, trees etc so it seemed like my risk of stupid human events was higher.</description>

Good add-on.  Most of my tenants don't have renters insurance as they live paycheck to paycheck.  I can see having that clause in there, though to put the liability on them (as in:  "it says you are supposed to have insurance in the lease you signed")</description>
