			<content:encoded><![CDATA[<table class="ec3_schedule"><tr><td colspan="3">March 23, 2010</td></tr><tr><td class="ec3_start">6:30 pm</td><td class="ec3_to">to</td><td class="ec3_end">8:00 pm</td></tr></table><p>The volume of higher priced homes that are being sold in either short sales or foreclosures is creating an opportunity for investors.  The previous owners of these homes are now in need of a place to live.  Most have been homeowners for years and have no desire to move back into an apartment or multi-family setting.  These new tenants probably have good income and a strong desire to remain in the neighborhood.  They may have simply had a blip in their financial lives as a result of a job loss, medical problem, divorce or other temporary situation that led them to be unable to pay their mortgage payments.</p>
<p>This type of tenant can be fantastic to have as they understand how to maintain a property, they pay their rent on time as they have good jobs, and there are looking to put root down somewhere.  With this opportunity in the market, we want to teach you how to rent to these types of tenants.  How do you find someone that is willing to pay $2000 or even $3000 per month for rent?  What types of properties work best?  How can you command that rent?</p>

Having good tenants makes the property management part of real estate investing easy. Having bad tenants can make you frustrated and leave you with a hole in your bank account. We will be discussing how to screen tenants. What to look for on their credit report, how to confirm they don’t have evictions or criminal records from other states, all while staying within the credit information laws.</p>
<p>Unfortunately, every real estate investor will need to do an eviction some time in their career. The hardest part of an eviction is simply making a decision to do it. We will discuss when it is time to file the eviction and how the legal process works. Also, we will show you how you can streamline the work, minimize your time involvement, and insure it is done properly so that you can take your property back as soon as possible.</p>

<p>On Wednesday, October 21, the Minnesota Real Estate Team will be holding is next Investment Property 201 seminar.  We will have Attorney, Matt Engel discussing how to best architect these relationships.  He will demonstrate the pitfalls and common mistakes that many landlords make and how to avoid them.  Matt will explain the best design for these relationships to minimize the legal ramifications if the relationship goes poorly.</p>
